Yes this is BlogAviano! Over the next week I will have the content brought over from the old site. This new sight is done by a company called Ubertor and will allow me to expand and add some very cool things. Sharp eyed readers may also note the Fireside tab along the top of the homepage. I will be covering the events in Fireside as well as Aviano. These are the two high quality communities in Desert Ridge and usually the buyers I talk to default to one or the other. So lets include them in this little parade. Please don't forget that the monthly Aviano real estate discussion is scheduled for next Wednesday, the 7th of October at 6:30 in the Aviano Community Center. Lots of good discussion about what happened the previous month and the cost is free. Small room with great seats so please stop by.
September ended with 2 additional sales and a cancellation. The short sale Savino at 23004 N. 38th Pl, lot 477 closed for $485K or $140 a sq ft. The tax records have not changed yet but the assessors office usually lags behind a couple of days. This is a nice home - I own one. 4 bedrooms, 3.5 baths with a 3 car garage and a built in bbq, gas firepit and large fountain in the backyard. Tiled throughout except for the bedrooms, it has staggered cabinets, gas cooktop and interior courtyard fireplace.
The short sale Tercera at 3653 E. Maffeo Rd, lot 675 closed for $515K or $116 a sq ft. This is also a very nice home with the bonus room over the garage. Slab granite in the kitchen and master and a large pool and spa in the backyard. The sound wiring in this home is amazing.
The short sale Serrentina listing at 3813 E. Hummingbird Ln, lot 559 was switched to cancelled from Taken off Market as the trustee sale date was yesterday. I was talking to another Realtor who deals with lots of foreclosures and she said that a short sale listing that comes on less than 15 days is doomed to fail. This simply because banks cant even process offers any quicker than that. So this home was listed 9.22 and the trustee sale was scheduled for 9.30 and time was not on their side. We will see this home again offered by the bank in the future.
