The bank owned Mirasol at 3642 E. Los Gatos just sold for $575K or $161 a sq ft. Original owners paid $1.2 million for it. We had buyers who submitted an offer and we were told by representatives of the listing agent that the offer was "not even in the ballpark" yet it was very much in the ballpark if this sale price is correct. You see the listing agent and selling agent were one in the same. Another example of how hard it is to get your client in first place and of the many factors working against buyers when it is a zoo. And a zoo it was. 14 offers. One of the top 5 upgraded homes I have seen in Aviano, it was the only one with an additional entrance to the garage from inside the home. You name the upgrade - it is there. I know another Mirasol owner who contemplated buying this one and doing a fire sale to liquidate the old one simply to upgrade to a nicer home. And $575K? The deal of the quarter easily.

The short sale Montoro at 22311 N. Freemont is back from sold and now pending. The tax records never changed and the trustee sale date is 10.29 so all fingers crossed it can get sold. MLS automatically changes the listing to sold based on the information that was entered in at the time of contract acceptance. But in this world things change so many times the status will flip to sold even though the deal has not completed.

The short sale Brezza at 3984 E. Morning Dove Trail reduced price by $10K to $430K or $128 a
sq ft. On the market for 22 days the pre filled out short sale addendum in the listing asks for $1000
to be deposited in escrow non-refundable for 60 days if the offer is chosen by the seller. This is becoming standard practice in concept but I have seen listings ask for amounts as high as $5000. This is done simply to keep the buyers from straying to the next short sale that comes along while the listing agent and their subcontractor negotiate the short sale with the lender.

A very nice short sale San Benito just came back on the market at 3960 E. Hummingbird Ln after the contract they had fell through. This home has a great location across the street from a freat park and play area. The home itself is very nice with slab granite kitchen counters, staggered cabinets, gas cooktop and good sized lap pool in the backyard. San Benito entry courtyards have a nice cozy patio area to the side of the front door that leads to a slider entry to the formal ding room. A great place to curl up with a book assuming you have the time to read a book. This is a nice home and at this price a nice value and they may have completed most of the negotiation so being the second in line may be a good thing here. All fingers crossed for these sellers to get it done.
