Aviano Garage Sale
Few days bring me as much personal satisfaction as the Aviano semi-annual garage
sale. Being able to see my garage again and dispose if items long since outgrown or not used
is a wonderful feeling.
Forced to witness it firsthand, these children were up close and personal with capitalism
and they embraced it with all their hearts. Especially after they found out they got a cut of
the proceeds to be used at their discretion in the future. Any items not sold were donated
to some very nice folks who brought a big truck and a pad of donation receipts ready to be
filled up and filled out to the community center. The group who picked up the unsold items
was the Arizona Animal Welfare League and SPCA. www.AAWL.org is their website and
here is the beautiful dog we adopted from these folks last July. 
Hard to find - tough to beat; keep them in mind for your next adoption.
We currently have 14 active listings in Aviano. Last week there were 3 price drops,
1 nice San Benito back on the market and 5 listings that switched to pending. There was
one close on the Mirasol at 3642 E. Los Gatos Dr for $575K. Look up smokin deal
in the dictionary and you will see a picture of this home. That San Benito that fell out
of contract is a very nice home priced at $425K and hopefully will get snapped up soon.
The new website is coming along well. More information will be coming on Fireside soon
and I have printed out every file on my pc to search for lost Aviano nuggets to add. I found
a site called google docs and this will enable anyone to see the spreadsheets that we put together
each week - not just the folks with excel. Next week I intend to add video of this great
community. Don't forget to check out the searches as well. This feature gives you the same

In the Villages at Aviano there were 2 price reduction on units for sale. The short sale
Piatto unit 1154 is now priced at $208,750 and the short sale Pienza unit 1224 is now
priced at 235K. Toll had the Pienza and Viera in building 28 go under contract last week.
The Pienza was priced at $315, 995 and the Viera was priced at $388,995. When they
close it will be interesting to see the discounts Toll was giving during their latest sales
extravaganza. These were not the models they are just in the same building as the models.
Two of the units in the new building - building 17 - went under contract as well. The Lucca
was priced at $402,995 and the Sovanna was priced at $472,995 and both should close
toward the end of November. Currently 20 for sale in the Villages.
Villages for lease had a new listing - a Lucca model, unit 1074 in building 6 is available for
$1450 a month. The owner got Toll to remove the wall between the master bedroom and
the retreat room next door to make a great sized master bedroom. A new Amici listing came
on the market for $1,195 a month and was under contract in 3 days. Currently 8 for lease
in the Villages.
Aviano single family homes had a lease last week; a Borrego at 22912 N. 39th Ter, 3011
sq ft leased for $2950. This home backs to a wash and has a pool and spa.
There is no distinctly Native American criminal class…save Congress.
