Price Drops

The long term normal listing for the Solaria at 22319 N. Freemont Rd, lot 576 just took
a price drop to $550K or $198 a sq ft. A new listing on 1.17.08 priced at $689,900 it has
been on the market for 607 days. The location is great - Freemont is a nice street ending in
a cul de sac and the home has an East facing backyard which then has a large wash area to
look to. This is the Cassia Collection so these are zero lot line homes meaning your neighbors
wall of their home is the end of your property. All Cassia collection homes are single story so
there is a lot of privacy for these backyards. The home is fairly standard in terms of upgrades. 
I am astonished that the normal sale Venezia at 3931 E. Daley Ln is not under contract. Yes I know
it is only 2417 sq ft but it still is 3 bedrooms, 2.5 baths and a 2 car garage with NO 2 story homes
around it. Backs to a grassy open area. Long time readers know I think this is a fantastic location
as you are mere steps from Wildfire, the monster park and the community center. Priced at $429K
did I mention it is a normal sale and you can actually give the sellers a date and time to repond to your
offer? It has been some time since I filled that in on an offer. Okay, I'm done.

The very nice folks at 3960 E. Hummingbird just got another offer on their short sale San Benito.
At $425K this was priced right and here is hoping they get it done.
Nothing happened on the Aviano homes for lease search yesterday. There are 5 for lease; 4 of which
are over $3000 a month which seems high to me. The one under $3K is priced at $2950 for a
Mirasol at 22807 N. 38th Way. The highest price is for the Mirador at 22220 N. 36th St for $5350.
The Villages condominiums had no mls activity on leases. Condos for sale there was a price reduction
of $5K to $309,900 for unit 1120, an Amici in building 9. There are currently 20 active mls listings
for condos in the the Villages. 7 are for units in the new building 17 offered by Toll Brothers. 4 are short
sales and the rest are normal sales.
In Fireside there were 3 price changes - 2 were price increases. I will be adding more information about
Fireside shortly. They are selling homes and there is demand for them. Avianos should be delighted as this underscores the demand for this area. A time will come when Fireside is sold out and when that happens the already brisk demand will pick up for our resale homes and drive prices higher.
