Aviano Villages Update

The Villages had the activity yesterday. The Cerreto unit 1149 reduced price by $6900 to $342K or
$217 a sq ft. Cerreto models have 3 bedrooms - all on the second floor of this 2 story model. 1575 is the sq ft of the unit and the mls verbiage says they paid a $15K lot premium. The above picture is taken from the front door. It is currently leased but the verbiage and pictures show a pretty well decked out unit including a fireplace. This is a normal sale and the sellers have a ton of competition from below this price with short sales and foreclosures and from slightly above this price point from Toll Brothers. In new building 17 you can get units at $337K, $342K, $351K, $375K, $359K an so on with the new units offering a new build warranty and now during the current sales event probably a couple of nice upgrades as well. In the larger picture this is going to be an ongoing issue for sellers for awhile. The real estate market is brutal and will continue to be for some time and Toll has 9 more buildings to complete. 
The Amici model unit 1362 has been taken off the market temporarily. Priced at $325K it has been on the market for 182 days at this same price. Looks like great tile work in the bathrooms. Of the 13 pictures, 8 are of the grounds, pool, etc with the rest of the inside of the unit. This is a normal sale and is dealing with same issues as unit 1149 in the previous paragragh. 
The Amici model unit 1187 cancelled its listing after 113 days priced at $283K. Another normal listing.
