A 30 year note at 6.75% is $5,188.78, a difference of $520.20. As a percentage of the original sale price it is 9%. Put another way, the effective cost of the home is 9% higher. For kicks lets get an amortization capable calculator and input 520.20 as the payment key (pmt key), then 360 as the number of months (N key) for the 30 years, then 5.75 as the interest rate (i/yr key) and then compute the PV key for present value which will give you the amount that payment would amortize, which comes to $89,140.54. This is the amount that 1% bump in interest rates is worth. For gosh sake, buy now. 
Back from sold is the Tercera short sale at 3653 E. Maffeo Rd priced at $500K. It flipped to pending 10.1.09 in mls but the sale was not complete. So now in pending status. Note this home was under contract 4.6.09. This short sale business is just wrong and causes so much distress on all parties. 
The contract on the San Benito at 3960 E. Hummingbird Ln fell through 10.14.09 and the price was raised to $445K. Undoubtedly this is the price the short sale negotiators were able to get an agreement from with the leinholders involved. Some lucky buyer could walk in right now and offer $445K and have a closed sale in no time. It is best to be in second position on short sales. 
In the Villages there is a new normal sale listing for a Lucca model, unit 1218 for $384,900. Located on
the north side of building 16 it looks directly at the new building 17 nearing completion.
