Under Contract Quickly
On the market for 144 days as a short sale going from $475 to $425K, the Solaria at 3538 E. Robin Ln is now being offered by B of A for $375,900. Under contract twice, both offers fell through and it went to foreclosure. 2790 sq ft with 3 bedrooms and 3.5 baths with a 2 car garage. Backing to the intersection fo Rough Rider and Black Mountain Parkway it has a very shallow backyard. My AM radio reception always gets screwed up when I turn that corner.
The new bank listing Savino at 3536 E. Expedition Way is now pending after 4 days on the market priced at $430K. So aggressive pricing and the fact that you get an answer right away is the key to success with that listing. Not many upgrades but does have a nice backyard.
A price increase on the short sale San Benito at 3960 E. Hummingbird Ln, lot 123 may indicate the bank has approved the price. Now priced at $445K - a very nice home.
The normal sale Solaria at 22319 N. Freemont Rd has reduced price by $25K to $550K. 607 days on market.
The short sale Savino at 3821 E. Cielo Grande Ave is now under contract and AWC-I status. Priced at $490,500 it has a very nice backyard without a pool.
The short sale Tercera that "closed" last month is now back as pending. Priced at $500K it was under contract 4.6.09. The normal sale Mirasol at 3834 cancelled its listing after 205 days. Originally priced at 699K it was last priced at $635K.
2 closed last week; the normal sale La Bella at 3947 E. Crest Ln sold for $450K or $127 a sq ft. The normal sale San Mateo at 3954 E. Hashknife Rd closed for $565K or $153 a sq ft.
