2012 Hell Yeah - Bring it On

Happy New Year to everyone that reads this blog. I sincerely appreciate you stopping by. Here is to a healthy and highly profitable 2011.

Two listings expired yesterday in Aviano. The Blanca normal sale at 22120 North 36th Way which was priced at $630K. The other was the normal sale San Mateo with basement at 3514 East Tracker Trail priced at $669K. Like all of us, they may or may not be back Monday.

Working on the newsletter, it amazes me how consistent Aviano has been for the last 3 years in terms of number of sold:
2009 - 87 sold - $125 two story - $150 single level averages
2010 - 86 sold - $120   '       '        $142   '           '          '
2011 - 87 sold - $122   '       '        $136    '          '          '

Demand is huge for homes in Aviano yet the abundance of distressed properties has beaten down the numbers. A cursory look at the type of sales for 2011:
Short sales      49
Bank sales        9
Normal Sales  20
Trustee Sales    9 (Foreclosures)
Non MLS sales 4

The numbers don't add up exactly because some of the trustee sales were flips that became normal sales. OOOOh those evil investors; all they have done is absorb the hundreds of forclosed homes everyday in Phoenix. Getting back to last year, the proportions of distressed sales need to come way down in order see sale prices rise.

And the good news from just my perspective is that we will see that this year. There are maybe 20 homes in Aviano with foreclosure notices on the tax record - that's down. There will be no new construction contracts written for homes in Desert Ridge after about October. Demand will rise as the economy will start to improve with the pending removal of the current regime in Washington. Throw in kick butt weather, location, location, location plus community amenities and all signs point to better things in 2012.

In 2008 there were 52 solds. Single level homes averaged $184 a sq ft and 2 story homes got $164. It will be awhile to see those numbers again but that day is much closer than you'd think. The bottom? We will only know it 6-8 months in the rearview mirror. My college degree was in running hotels and restaurants so I am not an economist. But I do get supply and demand and I am counting on that to carry the day.

I might be very wrong and be sitting here a year from now and we have seen little improvement in the numbers. Oh well. But at least I'll be sitting here and that is the most important thing of all.
