Thank goodness the Venezia normal sale at 3931 E. Daley is finally under contract. Location is key and this home is in a great one. Is it decked out to the max? No. You can't change location but you can change finishes. Why it took buyers 129 days to realize this I'm not sure. Venezia models are smaller with only 2417 sq ft but the privacy is very good as it backs to a greenbelt. 3 bedrooms, 2.5 baths and a 2 car garage. All extremities crossed that the offer works out. Last priced at $429K.

The San Mateo normal sale at 23136 N. 35th Way is now in pending status. The listing agent said they had multiple strong offersfor this home which is great news. Demand makes for stabilizing home values. This home was seriously upgraded late last year but job relocation forced the sale. Priced at $529K it has 4 bedrooms, 2.5 baths and a 3 car garage with 3402 sq ft. 12,811 sq ft lot as it is on a corner and Cottonwood Collection lots are usually very roomy.

I updated the sold spreadsheets for both the Villages and Aviano. January had 4 in Aviano while the Villages had 3. This Venado model at 3835 E. Expedition Way closed 1.29.10 for $575K and was a short sale. 4165 sq ft with 3 bedrooms, 4 baths, pool and 3 car garage. Lot location is great on this one as it backs to a greenbelt and sides to a cul de sac. This is the model that Kathy and I originally signed up for but the only model in the Mesquite Collection that had a basement option was the Mirador. We then saw the Savino model with a basement just down the street of models from the Venado and fell in love with that. The Venado has the largest great room of any of the 30 models in Aviano and you can put a small third world country in the master bath shower with you if you so desire.
