What Does Pending Status Mean?

The short sale Brezza at 3761 E. Donald Dr is now under contract. Too bad the price has to be reduced to $399K in order to do that. This is a nice home so all fingers crossed they can get it done.
Currently there are 14 homes listed as active. 7 are short sales, 4 are bank owned and 3 are normal sales ( 2 are investor flips and 1 is a regular old normal sale like we all used to think of as the norm way back when). I know there are contracts in on some of the short sales and they are just in negotiation with the lenders before flipping the
status to AWC.
There are currently 9 homes in AWC-I status and 20 in pending. Pending usually indicates a contract where all of the contingencies have been ironed out and they are just waiting for close of escrow. The contingency most folks are familiar with it the inspection contingency. Once an offer is accepted by the seller, a 10 day inspection period begins. During this time you have the physical inspection of the property but you also have the CC+R's to look through as well as the preliminary title committment which shows all the conditions the Title Company
needs resolved before they will issue Title insurance - essentially giving you piece of mind that if someones' crazy Uncle Cleofise shows up on your doorstep claiming to own the home, he really doesn't have any claim on your home.
If you are looking for a home in Aviano you can look at the actives obviously but you can also check the status and be a backup offer on homes currently under contract. You never know what will happen.
