Aviano For Sale List

The saddest Velez saga continues as the home is now back on the market for $360K or $95 a sq ft. Realtor remarks indicate the home is missing "appliances, cabinet faces, a/c unit, and a few other items that are missing...." Last I was there is was also missing all the pool equiptment as the company that installed it repossesed it themselves most likely. I'll check it out today to get a better picture of the status but I got to thinking of the price point; Just how much sweat equity will people put in and considering all that's missing is this a fair price? Why not $260K? 3972 E. Hummingbird Ln.
Nothing happened in the Villages yesterday so lets take a look at what is for sale in Aviano:
The saddest Velez starts it off at $360K.
Next is the Solaria at 3538 E. Robin Ln - bank owned so quick response. Tiny backyard which
backs to the intersection of Rough Rider and Black Mountain. $375,900. 
Next is the Velez at 22321 N. 39th Run - $415K. This is a short sale and they have an accepted
offer that is being worked. Looking for backup offers. Backs to 40th St and is a nice, plain Velez.
Next is the Brezza at 22313 N. 39th Run; a short sale listed for $420K it was under contract for
some time which fell through. It is good to be in second place on short sales. This is a very nice home
with tons of wood flooring and a great backyard with pool and spa that backs to 40th St.
Next is a short sale Tarragona at 3814 E. Patrick Ln priced at $425K. The powder room was expanded
into a full bath so you have 4 bedrooms, 3 baths, 2 car garage with 2831 sq ft. A single story home,
the backyard is ready to make it what you want and backs to a walking path-open grass area.
Next is a nice Venezia model - a NORMAL sale priced at $429K. Great lot location and orientation.
Why it is not under contract can only be due to its size - 2417 sq ft. 
Next is the short sale Brezza at 3984 E. Morning Dove Tr priced at $430K. Nice home with some cool
things - spool, firpit, pavers, etc in the backyard. 
Next is the short sale San Benito at 3960 E. Hummingbird Ln priced at $445K. This is a nice home.
They need a contract soon - please take a look at this interior lot, great location near a nice park, north south exposure, interior upgrades. 4 bedrooms, 3 baths with a 3 car garage and a pool. Nice home.
Next is the short sale Blanca at 22813 N. 39th Run priced at $469,900. 5 bedroom, 2.5 bath with a
3 car tandem garage on a Palo Verde sized lot that does back to 40th St. The most spacious feel
backyard of any of the homes in the $400's.
So that's it. I will do the rest Wednesday. Trends here are mostly short sales and mostly located
along the edges of Aviano. The other monster to consider is the short sale process itself. I am
sensing a growing weariness among Realtors for this process that sucks the life out of all involved.
