Aviano Homes for Rent

The Mirador lease listing at 22220 N. 36th St was taken temporarily off the market. Priced at $5,350 a month, originally priced at $5,695 a month it has been on the market for 64 days. That leaves 5 single family homes available for lease:
Savino for $2850 at 3944 E. Parkside - also for sale.
Mirasol for $2950 at 22807 N. 38th Way - investor owned since 10-08.
Blanca for $3000 at 22818 N. 39th Run.
San Felice for $3500 at 3657 E. Maffeo Rd.
Strada for $3600 at 3990 E. Crest Ln.
These asking prices seem high. Since 7.1.09 there have been 12 single family homes leased in Aviano at an average price of $2579 and a sold price per sq ft of .81 on average. That gets me into the whole "should we price it high and haggle down or just price it at fair market value and hold firm" thought process. I choose the later but everyone I know from the East coast goes for the price high and come down theory. Must be something in the water.
And just where do you go to sell used toilets? I went through the bank owned Velez at 3972 E. Hummingbird Ln yesterday. Sure enough, doors (hollow lightweight), toilets, cabinet faces and doors, 2 AC units, all pool equiptment are missing and the pebble tec pool is empty. The first floor den is made into a bedroom with closet and the powder room has a shower. So the home has good bones just needs someone to fix it up. But really, Craigslist? Ebay? One can only surmise these were taken from the home for financial gain so where do you go and thank God I don't know the answer to that question.
The Amici unit 1073 listing for sale expired yesterday after 6 months on the market. Priced at $340K and for lease at $1500 a month.
