The short sale Pienza listing in the Villages, unit 1056 just closed for $218K. 2 bedrooms, 2 baths and a 2 car garage these Pienza models are on the very end of the buildings, this one is on the end of building 3. 3 floors with a master and bath on the 3rd floor, 2nd floor has kitchen, , dining area, family room, 2nd bedroom and full bath. First floor is entry foyer, coat closet, laundry and garage entrance. 2010 has not been kind to Aviano or the Villages in terms of pricing. Our pricing recovery has stalled with average sale price per sq ft in the Villages for 2009 at $167
and YTD 2010 at $143.

The short sale San Mateo at 3711 E. Adobe Dr just closed for $430K. I am not sure if the original owners ever occupied the home as it has been for sale and or lease only about 6 months after it was bought from Toll
for $762K on 6.5.06. For most of 2007 (274 days) it was on the market ranging in price from $989K to $849K and had lease listings as well. I noted when I previewed that year that the home seemed rather spartan. Reading through the MLS verbiage from back then it says " Your buyer has the option to upgrade this house on the owner`s expense. Owner will use his own contractors". So likely an investment home. Lot size is good as with most Cottonwood collection lots. San Mateos have a 3 car garage, 4 bedrooms, 2.5 baths and a very spacious laundry room and an open kitchen leading to family room layout. Only Terraza and Mirador models have larger laundry rooms and I like large laundry rooms - San Mateos even come with a large window that opens in the laundry room. An isn't air flow really what it is all about?
