Methods of Buying a House

As a Realtor I really have 4 ways to buy/assist to buy homes for clients/friends. The "normal" sale does
not happen much without concessions from the seller. People that are trying to sell their home normally at
a price point that will not wipe them out have competition from short sales and bank owned homes which makes their efforts pointless. They usually have to bring money to the table to help bridge the gap between what the buyer brings and what is owed to the lender. Normal sales do happen when investors buy the homes at auction and paint/carpet/fix and put it on the market and those sold prices are a good barometer of fair market value.
Short sales are only one option because you can't make multiple offers on short sale properties anymore. Nearly
all will expect you to put money into escrow and notify them if you make offers on other short sales at which point
they can cancel your offer on their home. They still take 5-6 months on average and communication still sucks.
Bank owned homes offered by the bank are usually priced aggressively and like the last 2 or 3 in Aviano will have
in excess of 10 offers. There is tremendous demand for homes here that are percieved by the buyer as a VALUE.
Trustee sales are fast becoming a vehicle for purchase for people to bypass the crap in the above paragraphs.
