Agent Friendly Listing
Another frenetic week of Aviano mls activity. Rest assured that next week should have the new website filled out with great content - Monday the mls specific searches should be in place. Trying to be a web designer and figure out the daily shifting sands of real estate is a challenge. Eventually I will have video of Aviano and the surrounding area so you folks in colder climes can see the beauty that is Phoenix in the Fall. As of 10.1 we had had weather that is beyond beautiful - the 100 degree days are gone and life is good. A few months of toasty air is a small price to pay for living in paradise.
As of mid afternoon today there 14 active listings and 3 are overpriced to the extent they likely are not seeing any offers. We will likely round out the year with around 15 homes available all the time. I just got done writing the newsletter that will go out early next week to all in Aviano. Please put away the sharp knives, hard booze and country/western music before you read it. This mess is going to last awhile.
A short sale Savino at 23004 N. 38th Pl closed last week for $485K or $140 a sq ft. A nice home on a corner lot. A short sale Tercera on 3653 E. Maffeo Rd also closed for $515K or $116 a sq ft. This is also a very nice home with lots of specialized wiring and a pool/spa in the backyard. Amazingly, 5 homes went under contract with only one new listing coming on the market. Lots of demand here. The new listing I actually saw this morning and it is a very nice Anguilla model. Not a short sale and not a foreclosure it was bought by an investor group at the trustee sale. This is a very good thing as investors now see opportunity in our market. If the homes keep reverting to the lenders and coming on the market at rock bottom prices we will never see the end of this madness. Back to the Anguilla; only 5 in Aviano and not sure how they are going to handle offers - take the first or counter back to multiple, who knows but the mls verbiage is quite refreshing:
"Agent friendly! We will return your agent's texts, calls and emails. Lowball offers will be verbally rejected and no counter or written rejection will be provided. Please consider your agent's time before asking them to write such offers."
I love it! I just have to learn how to text. Maybe next week. Price reductions on the short sale Blanca at 22813 N. 39th Run to $469,900 and the Savino at 3821 E. Cielo Grande to $490,500. Both are nice homes and should get a contract soon. The Del Oro at 3720 E. Bryce also reduced price to $579,500.
There are some very nice homes available in Aviano right now and there is lots of interest in our neighborhood. We live in a great place. Have a really great week.
