If I am reading the Realtor remarks in MLS correctly, the bank owned Del Oro at 3736 East Maffeo Rd is accepting cash offers only. Priced at $449,900 for 5240 sq ft with 7 bedrooms, 5 baths, pool and 3 car garage. New on the market 7.8, it was under contract and in pending status on 7.14. On 8.12 the status was flipped back to active after the offer fell through. The only reason I can fathom as to why a bank owned property would be for sale cash only is that lenders may be uncomfortable with the condition or the condition somehow causes problems with finding comparables. There are plenty of Del Oro sales to use or you could just use all homes in the 5240 sq ft vicinity or just Cottonwood Collection sales or whatever.

This is one of the more dire "condition left by owners" homes I have seen in Aviano. Pool has been empty for 5 months or so but that should not be a problem for a pebble finish pool. There are no AC units and there are usually 3-4 on a home this size. Pool equipment is gone along with light fixtures, kitchen appliances, wall switches, toilets, yard stepping stones and most interestingly, all water fixtures. If I represented the buyer and they wanted to do an inspection of the home, like say turning on the water, that may pose a problem. The bank will likely not assist
with utility turn on so all liability for potential damage to the home is left to the prospective buyer. In a liability class I took last year we were reminded of the very nice buyers Realtor who put the electricity in his name so his clients home inspector could inspect. On the day of the inspection the inspector flipped the switch on the breaker panel and the second floor promptly started on fire. Who was responsible for the damage? The fire department later concluded the exiting homeowner had cut wires in the attic causing this mess. I'm not saying this is the case on this Del Oro home but risk reduction is key to business survival whether you are Marriott International or Wilburs Realty. Time will tell and all fingers crossed that this once lovely home will be snatched from the depths of neglect and do our neighborhood proud once again.
