Still waiting on that MLS laxative to kick in and give us the outcome for the 28 homes in Aviano currently under contract. 13 are AWC with list prices from $375K to $650K. Pending - which is usually a strong sign that all is done with paperwork and just waiting on COE - has 15 homes ranging in price from $370K to $750K. 10 of those homes were listed for over $500K.

This Terraza with a basement is back to pending again at 22128 North 37th Place. Last priced at $750K is has 5714 sq ft with 7 bedrooms, 4.5 baths, pool and 3 car garage. Backs to a wash which may partly explain why it went under contract so quickly and the same home - with fewer upgrades - on Louise is still on the market after a long time at the same price. If the sellers get every penny of asking it will help us all. The bank owned Savino with a basement at 3666 East Crest Lane just closed for $542,500. Mine was appraised in March for $550K to $560K so the market is surely backsliding. No pool but some nice upgrades and flooring, this 4520 sq ft home has 6 bedrooms, 4.5 baths and a tricked out 3 car garage. Contemporary and Tuscan elevations of the Savino model have a 2 car/1 car garage door setup which is nice. The Sapanish Colonial elevation has 3 single doors. I see lots of stucco repair when my kids start driving - best to leave the cars outside. Gas cooktop, granite in the kitchen and master bath, plantation shutters and some nice chisled edge floor tile made the inside very nice. Congratulations to our new neighbors.

Sadly, the short sale Brezza listing at 22313 N. 39th Run cancelled it's listing. The bank already took the home and then reversed and gave it back to the owner once. With no MLS listing the situation looks grim. For those aspiring Realtors looking to break into the business for the big bucks; this was listed in MLS on 9.15.09. The listing agent spent countless hours working the lenders and sellers and prospective buyers. After almost a year he will not be paid a penny for his effort. We now have 7 homes for sale in Aviano.
