The Terraza normal sale at 22128 North 37th Place had the second contract fallthrough and is back on the market. The new price is $700K. Lets hope they get an offer for full price. I'm going to check it out today. Map
The short sale Tercera at 3660 East Adobe Drive is now under contract for higher than the list price of $479K. Backyard is unfinished but the upgrades in this home are fantastic. 7 days on market and there are 2 backup offers per MLS. Map
The builder spec Fiore model, unit 1226 in new building 17 is now pending. Last priced at $240,995. Toll is breaking ground on building 19 very soon so things are just kind of moving along over there. Fiore models have typically been the least desirable of the 9 different models in the Villages in resale sales. 1330 sq ft on 3 levels, it is the only model to have the laundry in a closet. Map
The Blanca model at 3827 East Herrera Drive just leased for $3K per month. 3211 sq ft with 4 bedrooms, 2.5 baths and a 3 car tandem garage. In the next few days I'll go through the recent leases in Aviano and the Villages to see what the trends are. My guess is they are holding steady in the Villages and increasing in Aviano. Due to the great schools here, great location and builder reputation, there is strong demand for leases in Aviano. Many are cash rich and credit poor as they may have recently short sold their old home but want the kids to stay in Wildfire/Explorer/
