I had an offer in on this home for a family for 3.5 months who then got tired of waiting and bought a bank owned home in Aviano. Then I put in an offer for another couple who waited 3.5 months before pulling out and buying another short sale right after the written approval for purchase price was issued and the first buyer walked. This Tercera on Crest remained on the market for some time after that but for whatever reason was not able to come up with another buyer and the seller may not have been as cooperative as needed to allow the listing agent to negotiate the short sale. Short sales are hard and still have a scary low success rate when you consider the high percentage of homes for sale that are short sales.
So here we are today. 3658 East Crest Lane is listed for $454,900 as a bank owned property. Listed as 3961 sq ft but really about 4400 due to the bonus room over the garage. Needs a coat of neutral paint as there are 20 different colors on the wall now. But nice upgrades abound. Solid core doors, real wood flooring, backyard entry from the garage, upgraded railing and vent hood over the cooktop and my favorite safety upgrade, fire sprinklers throughout the house. The short sale Mirador at 3839 East Expedition Way closed for $568K or $111 a sq ft. After many fits and starts since 3.9.09 it all came together for this fairly standard Mirador model. Big backyard. Originally priced at $990K on 3.9.09. 5123 sq ft with 4 bedrooms, 4.5 baths and a 4 car garage. On Venado, Andorra and Mirador models you can access one of the the garages from inside the home but you have to go into the driveway and enter the other through the garage door.
