Aviano Homes Under Contract
What fantastic weather we are having. Payback time for a few toasty months.

The short sale Savino at 3821 E. Cielo Grande Ave, lot 455 is under contract at $490,500 and is looking for backup offers. This home is the only one in Aviano that I have been in that has no baseboards - smooth wall all the way to the floor. Great doors and a lush backyard to boot. The Savino about 4 doors down just closed for $485K so that is where the market is right now.

The short sale Del Oro at 3720 E. Bryce Ln, lot 637 has had another price reduction to $515,500 or $98 a sq ft. A basement home, it has 5240 sq ft with 6 bedrooms, 4.5 baths and a 3 car garage. The basement has 2 of the 6 bedrooms and a full bath. The backyard is just dirt. 
The normal sale Mirasol at 3834 E. Patrick Ln, lot 486 fell out of contract and is back on the market for $635K or $168 a sq ft. 3 months ago it was the appraisors who were blowing up deals, nowadays it has become the lending underwriters causing problems. Who knows - but this is a nice home with a very well done backyard. 3772 sq ft with 5 bedrooms, 3.5 baths and a 3 car tandem garage. On the market for 200 days.

The investor owned Anguilla at 22212 N. 36th St, lot 810 is now pending after 3 days on the market. Priced at $530K or $138 a sq ft it has 5 bedrooms, 4.5 baths with a pool and 3 car garage. You can really tell the difference in lot sizes on Mesquite Collection homes and this one has 15,128 so you get plenty of elbow room. This is the second or third home that was bought by investors at the trustee sale and fixed up and placed back on the market. That is a good thing when investors are buying the homes instead of letting them revert back to the bank. It means values are rising in our neighborhood. This home has the most wooden flooring of any home I have seen in Aviano - almost 80% of all the flooring is wood. Lots of interest as I was in it twice and both times there were other agents with families going through.

The San Mateo listing at 3723 E. Adobe Dr, lot 635 may be another one of these investor pickups. I was told by the listing agent that a hedge fund bought it at the trustee sale. The listing itself is pending now priced at $535K or $157 a sq ft for 4 bedrooms, 3 baths and a 3 car garage. I was in this
home 9.30.08 and it had offset 25" travertine floors, custom paint, concrete columns framing the
fireplace in the formal living room and slab granite on the master vanity and kitchen counters. Gas
cooktop, staggered cabinets and wine chiller. San Mateo models have big laundry rooms. The
backyard was gravel but the lot is 12,179 sq ft. Purchased from Toll on 9.27.06 for $803K the tax
records show the home was sold 9.28.09 for $380K.
