Homes for Sale in Aviano

"The U.S. Senate voted Wednesday to extend and expand the popular first-time homebuyer tax credit.The measure removes the first-time-only stipulation, though, opening the benefit up to existing homeowners who’ve lived in their current residence for at least five years but want to relocate to a new primary residence. The incentive amount for those buyers is $6,500.

The income limits for both first-time buyers and existing homeowners would be $125,000 for individuals and $225,000 for couples – up significantly from the current first-time buyer thresholds of $75,000 per individual and $150,000 per couple.

The tax break would only be offered on homes priced at $800,000 or less."

"Times are still tough in the residential real estate sector, but the foreclosure market is looking up. While real estate prices, as a whole, have plummeted, prices of foreclosures in most states are going up, according to the foreclosure listing site Foreclosuredataonline.com.

The company reported that foreclosure sale prices in Arizona saw the biggest increase, where averages went up 15.51 percent to $285,257 during the first three days of November, compared to a listing average of $246,944 during the entire month of October.

Supply and demand might have something to do with the overall increase in foreclosure prices nationwide. As the rate of foreclosure slows, a smaller number of foreclosed houses are available in the market. With prices still below fair market value, but climbing every month, foreclosures are also being looked at as investments.

According to Foreclosuredataonline.com, keeping up with current numbers in order to track trends is important because the real estate markets are still volatile."

Still volatile eh? That is some tremendous insight. Could our great weather be the reason for the jump in sale prices for foreclosures? And if you make $225K a year as a couple do you really need or deserve $6,500 of my tax money to buy a home?

In the Villages yesterday, the short sale Pienza unit 1224 reduced price to $210K. 1580 sq ft on 3 levels with 2 bedrooms, 2 baths and a 2 car garage.

I checked out the new Mirasol listing at 3980 E. Navigator Ln yesterday and it is a nice home. The upgrades noted were staggered cabinets in the kitchen, a bowed wall on the staircase, solid core doors and a flgstone covered patio. The master bedroom is small with no patio or balcony but the bathroom has slab granite vanity top. There is a bonus room over the living/dining room. The lot is almost a triangle and all dirt. $464,800 should gather enough attention to get it under contract soon.

Another new listing - a short sale - is the Buena model at 22218 N. 36th Way. Priced at $499,900 for 3033 sq ft, 4 bedrooms, 3 baths, pool, spa and 3 car garage. Here is the verbiage from the listing:

It does have a great lot location backing to a wash, backyard faces west and home faces directly East. A Desert Willow Collection home, there are only 16 in all of Aviano. Dumpy is a highly technical real estate term.
Trustee sale date is 11.13.09 so they have priced this to get a contract quickly.
