A Fireside Home Sells

It has been very quiet in Desert Ridge MLS for the last couple of days. There was a bank owned Malachite model (part of the Eternal Series) at 3949 East Melinda Drive that just closed for $235K. 1875 sq ft with 3 bedrooms, 2 baths and a 2 car garage. In trustee sale news, the Arrezo model in the Villages, unit 1184 in building 14, was just bought by someone for $166,501. Since the opening bid was $166,500 there was only one bidder. Sold by Toll Brothers for $465K on 4.17.07, these models have 3 floors, 1490 sq ft with 2 bedrooms,  2.5 baths and a 2 car garage. A refresher on trustee sales: when you buy a home in Arizona and finance the purchase you sign a deed of trust. That deed of trust indentifies the lender who in turn identifies a trustee. So if an owner misses 3 payments the lender can call up the trustee and tell them to put a foreclosure notice on the tax record. The lender then decides when and at what price to put the opening bid. Some of these have been postponed for up to 2 years. The opening bid is decided by a myriad of factors but once an open comes up, then the sale is the next day. One of these days I will film the activity at a home in Aviano the morning of the trustee sale. It is amazing the traffic of folks coming by to see the quality of the property. Highest bidder gets it and that is that. I am sure that I have the exact name or title of some of the players incorrect but that is how the process works.


Did you know there are all these designations that Realtors can get?: SRES, AHWD, CRE, CRS, E-PRO, GRI, QSC, CDPE, ABR, ACRE, ACR, CBR, CIPS, RSPS, CLHMS, CRB AND SFR. Some of these are long and serious study efforts like the CRS. Most are able to be gotten by sitting in a 3 hour class or less or signing up online and paying a fee. While the extra ink used on a business card is impressive it may not necessarily translate into additional benefits for the consumer. I went to one high school reunion in my life and my take was that most of the high achievers were leading less than high achieving lives. The B - C and sometimes D crowd were the ones who were really charging ahead in life. So work with those that you want to and who you feel comfortable with. Be careful of business cards that sparkle like cubic zirconia.
