A New Aviano Listing

There is a new short sale La Verna model for sale located at 22103 N. 37th Terrace priced at $475K or $154 a sq ft. 3091 sq ft with 4 bedrooms, 3.5 baths and a 3 car garage. The lot is large at 16,719 sq ft but this is the Cottonwood Collection so lots are larger. The La Verna model is the smallest home in the Collection and only 11 exist in Aviano due to it not being modeled I'm sure. The home is on a cul de sac and sides and backs to a buffer/wash area before you hit Deer Valley Road. Built in 2006, this home has a perfect East West orientation and is very close to the underground tunnel between Aviano and Fireside. Dr. Bales, Principal at Wildfire Elementary recently said that the new school to be built in Fireside will be an elementary school with grades K-6. All kids living south of Deer Valley will go to that school and those currently going to Wildfire will be grandfathered in if they choose. The new school is supposedly going to be ready for the 2012-2013 school year which means they better get crackin if they are going to make that date happen.
The La Verna model has the kitchen sink facing a big window to the backyard with 2 sliding portions on each side. I like that but the downside is there is not much counter space to work with as the slider to the patio cuts off the counter. The island has the cooktop so you can watch tv while you cook - just not when you do the dishes. There is no overhang on the island so you can't use it to eat on unless you have veeery short legs. These homes are a split floorplan with the master bedroom on one side, formal LR/DR in the middle as you come in the front door and a long, kind of narrow kitchen - family room - kids bedrooms/rumpus room area on the other side. There is currently a normal sale La Verna under contract at 3943 E. Hashknife Rd that was last priced at $499K.

This new listing brings to 8 homes for sale in Aviano. Prices range from $437K to $1,595K although some may have offers and just have not been flipped to AWC yet. I am very surprised the Tercera at 3668 East Maffeo Rd is still active as the same model (plus the bonus room over the garage) at 3661 East Maffeo was on the market for a solid 3 days before accepting an offer. Time will tell.
There are 2 for lease in Aviano with prices at $2500 and $3200.
Bella Monte has 6 for sale ranging in price from $195K to $470K and 2 for lease ($1800 and $2600).
The Villages at Aviano has 22 for sale - 9 are listed by Toll so new construction. Prices range from $160K to $449K. 7 units are for lease with asking prices $1400-$3800.
Fireside has 22 for sale - 10 are Pulte spec models - with prices $230K to $590K. There are zero for lease right now as that seems to be the hottest of lease markets.
