This and That on Aviano Listings
To complete our tour of the homes currently for sale in Aviano we start with the Monteloma at 3708 E. Maffeo Rd. A short sale, it has 3170 sq ft with 3 bedrooms, 2.5 baths and a 3 car garage. This is a nice but rather plain home that backs to Rough Rider Rd. Priced at $515K.
Next up is the short sale Del Oro at 3720 E. Bryce Ln priced at $515,500. This has a basement so the sq ft is 5240 with 6 bedrooms, 4.5 baths and a 3 car garage. Dirt backyard. 
Next is the dean of Aviano listings having been around for 614 days - the Solaria at 22319 N. Freemont Rd. Priced currently at $550K is has 2777 sq ft with 3 bedrooms, 3.5 baths and a 2 car garage. There is the cutest little hibachi grill in the backyard along with some gravel.
Priced at $695K is the normal sale Savino at 3944 E. Parkside Ln. 3450 sq ft with 4 bedrooms, 3.5 baths, a 3 car garage and a fabulous backyard. 
Next up is the normal sale Solaria at 22331 N. Freemont Rd priced at $798K. Backs to Rough Rider.
Finally we have the San Mateo at 23021 N. 39th Way priced at $1 million. This is a normal sale and the
home has a basement so 4622 sq ft with 5 bedrooms, 4.5 baths and a 3 car garage.
Thats it. Gone forever are the days when we had 60 active listings and you could swing a dead cat around and not hit a buyer. 2008 was a really bad year. Now our inventory easily absorbs new
inventory as it comes on. Given the right price we have heated competition for homes. There really
is only one reason why a home does not sell and that is price because there is a price at which all
commodities are attractive. Price is an issue with some of our home inventory in Aviano bit you also have a lack of motivation on the sellers part as well on some of these. The homes under $500K suffer because they are mostly short sales which is the most unnatural sales process devised by man. You can't make this stuff up!
