The Venezia short sale at 21910 N. 36th St had a contract fall through after the bank accepted the offer of $385K. So it is back on the market for that price and likley will be able to close quickly. Venezia models have 2417 sq ft with 3 bedrooms, 2.5 baths and a 2 car garage. This home backs to Black Mountain Blvd and there is a tenant in place.
The Del Oro short sale at 3720 E. Bryce Ln reduced price to $489,500 for 5240 sq ft with 6 bedrooms, 4.5 baths and a 3 car garage. This home has a basement. Backyard is dirt. No clue (insurance history) report or Sellers Property Disclosure report provided according to the mls listing. I find this odd as the
original buyers are, to the best of my knowledge, still living there. Anyway this is a large home and has been on the market 58 days on this listing.
A big price drop on the normal sale San Mateo at 23021 N. 39th Way. Now priced at $750K, it had been listed at $1,000,000 for 285 days. It has a basement so the sq ft is 4622 with 5 bedrooms, 4.5 baths, a pool and 3 car garage. The lot premium was probably $40K or more for this 11,309 sq ft lot that backs to a wide wash. 
A new listing for sale in the Villages, unit 1070 in building 5 is a normal sale Pienza model priced at $312K. 3 levels, these and the Arrezo/Piatto are the end units on each end of the buildings. The Pienza has 1580 sq ft - the listing says 1361 but I don't think that is possible. 2 bedroom, 2 bath with a 2 car garage. A brand new Pienza from Toll Brothers in building 17 is priced at $341,995. Herein lies the problem for "normal" listings in the Villages: you are competing with Toll Brothers on the high end and foreclosures/short sales on the bottom end. That is tough.
