Aviano Villages and Fireside
A new listing in Aviano on Thursday. The Mirador at 23256 N. 38th Pl, lot 358 is for sale for $600K. I was in this home about a year ago and it needed some tlc but it is a Mirador with a basement - they do not come any bigger in Aviano. 6850 sq ft with 6 bedrooms, 5 baths and a 4 car garage. Nothing in the backyard and it does not side or back to Pinnacle Peak Rd. This is a short sale with a trustee sale scheduled for 11.30 so they need a contract in hand to stop that process and at this price point they probably will. I have heard from other Realtors that because banks just can't digest offers that quickly, that any offer received 15 days or less before the trustee sale is likely to fail. I hope that doesn't happen here. No picture.
The short sale Lucca unit 1218 has a contract as of yesterday. Priced at $199,900. Located in building 16, this unit faces 40th St.
The short sale Piatto, unit 1154 is now under contract. Priced at $208,750 it has a trustee sale date of 11.23 so good for them. Building 11.
The Lucca model, unit 1361 was flipped to cancelled yesterday after having been listed as sold on 5.1.09 for $225K. Trustee sale date is 12.3.09.
Fireside is a very nice community and 4 of their spec homes had price drops yesterday. Here they are:

Artisana model, 2441 sq ft, 5 bedrooms, 3 baths and 2 car garage now $397,429
Isabella model, 2792 sq ft, 3 bedrooms, 2.5 baths, 3 car garage for $432,552
Asacha model, 3566 sq ft, 4 bedrooms, 4.5 baths and 3 car garage for $495,314
Another Asacha - same everything for $500,010. Why the $10 more than an even $500K is beyond me but there it is.
Folks have asked why I am now covering Fireside and it is simple - along with Aviano it is the only real quality single family home development in Desert Ridge. They have sold well over 400 homes in the last 2.5 years is the worst real estate market since the early '80's. It is a development with slightly higher density but that is due to the majority of homes being 2 story and the price they paid for the land. It is a very nice community and Aviano is lucky to have it close by.
