This past week was light on the activity which may mean the start of our Holiday season slowdown. The Venezia short sale at 21910 N. 36th St, lot 795 reduced price to $350K or $145 a sq ft as it is only
2417 sq ft. As they say in Indiana, "fer gosh sakes" would somebody please get an offer in on this home? It is a very nice - not overly upgraded home but at this price it is a bargain. Ok so no pool and it
backs to Black Mountain Blvd it is still a good home in a great neighborhood which is where you want to be; Not the most expensive or upgraded in the community.

A new bank listing on a Strada model at 22325 N. 39th Run, lot 111 priced at $434K or $130 a sq ft. This is also a nice home that has no pool and backs to 40th St. I was in this home 6.14.07 and it has very distinctive tile work around the fireplace and nitch are in the family room. Floors are travertine throughout except for the bedrooms. Slab granite counters, black appliances and staggered cabinets in the kitchen. The Monteloma at 3650 E. Crest sold for $450K or $142 a sq ft. This was another investor double close deal meaning the investor bought it 10.15.09 for $385K in a short sale and turned around and sold it to a buyer for $450K on 10.21. This is a good sign for the market that these things are happening as invvestors see our market as improving. Congratulations to all involved.


There are 16 Villages condos for sale. Toll has 7 in building 17 available and 9 others in regular no-Toll resales. Construction is underway on building 18 which is also a great sign of market improvement for our neighborhood.

There are 8 homes in Aviano for lease ranging in price from $2K to $3600.
