As expected, a busy day at the new short sale Buena listing at 22218 N. 36th Way. 4 bedrooms, 2.5 baths is the listing with a pool and spa. The den has a double wide opening with no doors, a large walk in closet and wood flooring. The master has plantation shutters,slab granite counters on the vanity, tile in the shower and tub surround. 2 secondary bedrooms with a great open playroom in what is essentially the kids wing. No exit to backyard from master and no fireplace in formal living/dining room. Backyard has pool, spa and a built-in bbq station mising the grill itself. It does have a gas line to it. View fencing to the wide wash behind the home. A $35K lot premium was charged for this spacious feel - to the south is a walkway which separates Desert Willow homes from Palo Verde Collection homes which means added space and privacy.


Nice berber carpet in the living/dining, secondary bedrooms and master bedroom and kids play area. Beautiful large baseboards, custom paint and a sliding patio door to the backyard from the family room. The home is missing the kitchen cooktop, refrigerator and surround sound speakers in various rooms.
There is a water line run to the laundry room for a sink and a gas line for the dryer. There is a soft water loop in the 2 car garage and there is the separate single garage bay as well. Security system is in place.

It will be interesting to watch how this turns out as the listing agent indicated they would do a multiple counter offer assuming they did get multiple offers. I had a great discussion with another agent showing the home at the same time I was there previewing with Jessica. The Monteloma that just closed at 3650 E. Crest on 10.19 for $450K or $142 a sq ft may be a comp for an appraisor. YTD in Aviano, single story homes have sold at an average of $149 a sq ft. This home is is priced at $165 a sq ft. This is a nice home that needs a few things but the location is very good.

The short sale Montoro at 22311 N. Freemont Rd, lot 578 is back to active status in mls with a new price of $450K. It looks like this home has had a couple of contracts fall through.

The normal sale Pienza model in the Villages, unit 1070 is now priced at $299K. On the market for 19 days, it is in building 5 and was originally priced at $312K

A new listing for a lease home in Fireside. A Colima model at 21704 N. 38th Way with 2933 sq ft, 4 bedrooms, 2.5 baths with a pool and 3 car tandem garage. Asking price is $3000 per month.
