Short Sale Lessons
A cautionary tale for those short on patience with 2 short sale closings in the last couple of days.
The short sale Tercera at 3653 E. Maffeo Rd closed 11.18.09 for $515K. The contract was accepted
4.6.09. A very nice home with a great backyard and lots of wiring upgrades inside, this home was on the market for the majority of 2008 priced at $999,990.
The very nice Blanca at 22709 N. 38th Way closed for $520K. A bonus bedroom with a full bath over the garage, this lot location is fantastic. Of course the buyers have an escalator ride to Heaven for the amount of patience they exhibited to hang on. Contract accepted 4.29.09, closed 11.20.09.
Buying a home should not be this difficult. While I find this sales model beyond frustrating, it will continue to be around so sellers can negotiate their way out of deficiency lawsuits. Buyers lacking patience are going to have trouble. YTD in Aviano we have had 82 sales. Only 53 in 2007 and the same number in 2008.
