Pricing Sells Homes

A new short sale listing for a Pienza model. Unit 1056 is on the market for $225K. The pienza has 3 floors with a large master and bath on the 3rd floor. 1580 sq ft with 2 bedrooms, 2 baths and a 2 car garage. Trustee sale scheduled for 1.20.10.

Just a reminder that price is what sells homes. A couple of days ago in the real estate section of the paper there were info-ads on some homes for sale. One was almost 2 million and one was almost 13 million. Those ads were purely for the benefit of the sellers ego; the listing agent could point to them and say how they are just marketing the hell out of the property.

If there is a buyer out there - national or local, they are working with an agent to locate homes in these price ranges. Wilber in Litchfield does not crack open the paper to find his dream home. People find homes through Realtors who have sophisticated searchs in MLS set up to find homes in the buyers price range. Good agents sift out the overpriced from the true values and get the buyers in to see
and write a contract.
