How To Sell a Home
In last Sundays paper there was a Tribune Media Services article about 8 pointers critical to selling a house. The Readers Digest version:
1. overcome any possible objections a buyer would have. Get a home
inspection and fix the things that would prevent you from making an
offer on the home.
2. get your home in selling shape. If in doubt, throw it out! Think
big - call the City of Phoenix and get a big roll off dumpster.
3. Invite at least 3 agents to create a comprehensive market analysis.
Hire the one your belly tells you is telling the truth.
4. Understand what it will take to sell your home. This is code for
price it right!
5. Be realistic about the market. See #4.
6. Know where your going. OK.
7. Read all documents thoroughly before before signing them. Well Duh.
That's where these folks that have adjustable rate mortgages lose
a portion of my sympathy - no one put a gun to their head and forced
them to take that 3 year reset.
8. don't be driven by greed. A sale works because it is a win-win for
all. If your looking to get over on someone I guarantee the deal will
blow up before close of escrow and by then you have wasted how many
months?
9. this last one is my personal suggestion: get a home warranty.
Let the buyer know you have one and what is covered and that for a
year after the sale they dont have to worry about appliance or AC
failure.
