Arizona is a Great Place to Live #46

That Montoro model I talked about in the last blog at 22110 North 36th Street just came on the market as a lease. Priced at $2650 a month unfurnished with 2790 sq ft, 3/2.5/2 car garage. No wall separating the formal living room from the family room so a true great room thing going on.

If you read one article this year that makes you glad to live in Arizona, read this one from the Wall Street Journal. Arizona is one of 9 states that do not allow lenders to pursue deficiency judgments. But that does not mean they cannot try to scare or trap folks into paying. That is why short sale sellers really need a lawyer to look through the agreement notice issued by the lender. That is the document you get after the negotiations and outlines the deal the lender is offering the seller. Or the seller may demand a reduced amount owed in order to let the homeowner short sale the home. Read this article.

And further evidence that new home construction - what is left of it - is being snapped up: This article from the local paper on Toll Brothers Windgate Ranch. Same or similar models as in Aviano priced pretty aggressively. They are moving now after a fairly quiet past few years.
