Two price reductions in Aviano yesterday:
The normal sale Velez model at 22525 North 39th Run went from $699K to $685K after 38 days on the market. Built 2006 with 3795 sq ft so it is now priced at $180.50 a sq ft. 4/3.5/pool/spa and tandem 3 car garage. This floorplan was modeled and there are 69 Velez models in Aviano. Very popular.
The Escalante model at 3948 East Nocona Lane reduced price from $825K to $790K after 59 days on market. At 3895 sq ft that comes to a new price of $202.82 a sq ft. Built in 2004 with 5/4.5/pool/spa and 3 car garage. Part of the Cottonwood Collection and not modeled during the sales days so there are only 13 of these in Aviano. Single story home has a casita with full bath.

Neighbor Roland sent this article from DSNews.com entitled "Commentary: Deja Vu All Over Again". I do believe that there are enough differences in our markets that concern over another meltdown is just wasted energy. Yes, we need more inventory - not overpriced stuff that sits but homes valued at fair market value in terms of resale. We really need new construction to pump some equilibrium into our Desert Ridge options. That is really needed. But the lending standards today just don't correlate to the stupidity of the run up. But that is just my opinion after watching numerous clients go through the process with their lenders. My other take is that scaring people sells and generates attention. Doomsday preditions will always have a following. Not me though.
