Aviano Action Aplenty

The bank owned Borrego model at 3638 East Sands just closed for $450K or $144 for each of the 3130 sq ft...cash. Original price was $404K. 2 story homes this year, on average, in Aviano have gone for $120 a sq ft which pencils this one out to $375,600. Multiple offers were submitted and all were most certainly countered back for highest and best. Someone really wanted it and used the double barreled approach of paying more than the competition and making that in cash. Although sellers get paid one way or another at close of escrow, cash buyers are more attractive as they don't have to fiddle around with the baggage that comes with a lenders needs. Same story; this time at 3644 East Maffeo Road with the bank owned Savino model priced at 404,900. Now in pending status, this home pencils out to $483,303 based on 3477 sq ft at a ytd sold average of $139 for single levels. So it will be interesting to see where this one comes in. Multiple offers on this home suggest there is high demand for Aviano. People do seem to get excited about bank owned homes as you get an answer relatively quickly and there is the feeling that you are getting a bargain. Emotional attachment also play a role as one of the spouses has already bought it in their mind and will do WHAT IT TAKES to get it. One of the enjoyable aspects of my job is to watch the interplay amongst spouses when we are out looking at homes. Toll sold this home 1.18.07 for 963,563.   Floorplan












A new short sale listing for a Serrantina model at 22019 North 36th Street priced at $379,900. Built in 2006, this home is one of the Cassia Collection of smaller, single level homes. This one has 2856 sq ft with 4 bedrooms, 3.5 baths and a 2 car garage. This model has a casita - a full bedroom and bath located off the inner courtyard but not connected to the main home. The fine folks at Fannie Mae just sold the Piatto model, unit 1016, in the Villages for $189K. Bought new on 7.21.06 for $349,208 it has 3 levels, 2 bedrooms, likely 2.5 baths although the listing says 3 and a 2 car garage. Located on the end of building 2Floorplan

A new listing for a normal sale San Mateo model with a basement at 3514 East Tracker Trail priced at $699K. One of the 5 most wrecked, stripped and abused properties I have seen in Aviano it still makes me shake my head in amazement at what some folks will do. I do hope the current owners get every penny of asking price as they have turned a crime scene into a beautiful home - and one with a basement to boot! When I saw it in 2008 it was cleaned of every saleable surface and appliance. There was nothing in the kitchen except for drywall. The fireplace was gone along with all HVAC units and even the both sump pumps in the basement. 4502 sq ft with 6 bedrooms, 4.5 baths and split 3 car garage. Floorplan  Basement
