Aviano and Villages Solds
I highly recommend the movie "Spy Kids". We beat the heat Sunday by taking in a movie and this is a good one. The lame rub and sniff aroma cards do not work so don't get excited about that aspect of it. Well worth the time for my kids.
I get paid when a transaction closes. So it is maddening to have so little inventory in a place that you blog about. A great idea is to mine the AWC listings hoping to be a backup offer in case the first place buyer does not. Sadly, while homes are listed as AWC they have verbiage that is not visible to the public. This may say, for example, "multiple offers received, not looking for backups and there are no showings". Or "NO LOCKBOX. NO SIGN. SHOWINGS WILL COMMENCE ONCE SELLER LOWERS ASKING PRICE TO FAIR MARKET VALUE. SELLER CURRENTLY SEEKING BANK(S) SHORT SALE PRE-APPROVAL." Which is great except that non-Realtors searching MLS for that dream home cannot see this.
Which leads me to Rachel Martin over at Fireside. There are not just a few folks who own there because they got tired of the rat race and shortage of the inventory they desire in Aviano. Check out the recent spec sheet of homes Rachel has available. New homes with builders warranties. What will really be interesting will be the market dynamic when Fireside is sold out in about a year and a half. I'm thinking home values will rise throughout Desert Ridge.
And I'm basing that on that economics course or two I took at Purdue many years ago. Less inventory means price appreciation. I love the headline to this story "Mortgage rates at new lows; nobody cares". So what would happen when new inventory is practically nonexistent and there is a change in leadership in our country? Gotta be good right? Time will tell but I have not given up hope.
The short sale Strada at 3977 East Sandpiper Drive just closed for $405K or $124 for each of the 3276 sq ft. Built in 2005, this home has 3 bedrooms, 2.5 baths, spa and 3 car garage.
