On the market 6.20.10 and under contract 6.23.10 it closed yesterday so about 6 months negotiations. Toll sold this new on 4.18.07 for $777K. $420K is $125 a sq ft for each of the 3364 sq ft in the home. The YTD average for 2 story homes is $120 and for Brezza models specifically it is $387K (6 have sold in 2010 prior). The increase in value is due to the location. The 39th Street strip of homes lies to your right as you are coming in off Deer Valley and headed towards the roundabout and community center. All 13 homes on this street face Westward and back to a wide wash. So while they are Ocotillo Collection homes, all 2 story and all zero lot line, you do not get the feeling that you are surrounded on all sides by homes - very open feel.
