The nice Borrego at 3978 east Herrera Drive closed yesterday for $397K. A short sale, it was on the market for less than a day with multiple offers. 2980 sq ft with 4 bedrooms, 3.5 baths and a 3 car split garage. Borrego models are 2 story with the master on the first floor and then a spiral staircase to the second floor loft/den. This home deleted the staircase with Toll and made the second floor roon a kids play area. Congratulations to all. Bigger backyard with a view to the North looking at all the backyards on 39th terrace and 39th Run.

The normal sale Savino - the model home with a basement - is under contract. 8 days on market with 4500 sq ft with 6 bedrooms, 4.5 baths and a 3 car garage. Last priced at $699,500 it is one of the most desired models in Aviano. Location relative to the big park and Wildfire and the community center cannot be beat. 3908 East Williams Drive. At one time this street was all pavers. Once Toll sold the models - including the furniture - they took the pavers out and replaced them with asphalt.

New to market is the Blanca with a basement at 3646 East Los Gatos Drive. A short sale priced at $499,900 it has 4600 sq ft with 5 bedrooms, 4.5 baths and a 3 car tandem garage. The home has a trustee sale date of 2.28 so all fingers crossed they get it under contract and negotiations go well. This is very typical of homes that have trustee sale dates which are put on the tax record once three or more mortgage payments are not made. Once the lender/investor is presented with a purchase offer and the documentation from the owner supporting a short sale then the trustee sale dates are usually pushed back.

Deja Vu all over again as the Brezza at 3984 East Hummingbird Lane is on the market for $420K. This same home with the same listing agent was cancelled last July after 330 days on the market. Trustee sale date is 2.22 so all fingers crossed that they get this under contract sooner rather than later. 3364 sq ft with 4 bedrooms, 3 baths and a 2 car garage and a shallow kiddie pool. The most amount of trellis/overhead latticework I have ever seen in the backyard.

More Deja Vu as the Montoro model at 3823 East Crest Lane is back on the market as a normal sale priced at $394K. This home was listed as having bank approval for a $370,100 sale price while a short sale with no one stepping up with an offer at that price before it went to bid and was sold at the trustee sale. Daytime television has nothing on real estate as a fabulous spectator sport. All fingers crossed the investors are able to turn it. There is a Montoro on 36th Street that has the wall removed between the family room and formal living/dining room. So potential buyers not enchanted with the whole dungeons and dragons thing this home has on the walls may look to that as an option.
