Aviano - Desert Ridge Sold Homes
The latest issue of STAT from the fine folks at Arizona Regional Multiple Listing Service gives quantifiable evidence of the Valleys shrinking inventory. Look at the graph at the bottom of page 2 and note the 45,000 listings in August of '10 and the 27,663 at the end of July '11.
On page 7 note the graph "Foreclosures Pending", 41K to 25K in a year. Great news. The summary on page 9 is right on. For Aviano, what we can look forward to is much of the same. Pricing will not really drop much but will not improve much either - even with a shrinking pool of homes to choose from.
On 1.24.09 there were 59 active listings in Aviano. 7.7.09 had 28 and only 18 on 1.23.10 and it has not changed all that much since. Whatever our current number of actives subtract 4 for those that cannot have an offer made on them and subtract a few more for pricing goofiness and you have a handful, at best, of options. Yet the sold price per sq ft has remained amazingly consistent: $120 for a 2 story and $140 for a single level.
You will open your eyes a year from now and the picture will be very much the same. What may not be the same is the cost, to you the home buyer, of the money to buy a home. If interest rates increase then all bets are off. Buy now.
New to the market is the short sale Borrego model at 3978 East Hashknife Road priced at $420K or $135 a sq ft. Built in 2004 it has 4 bedrooms, 3.5 baths, pool, spa and 3 car garage. Floorplan

Sold new for $124K on 11.28.97, resold 11.27.00 for $154K then sold for $353K on 12.12.05. Opening bid at the trustee sale was $253,789 on 4.5.11 and no investor bought it then. Conventional loan.

The bank owned Elliott Home at 22822 North 52nd Street just sold for $344K. Built 1999 with 2 bedrooms, 2 baths and a 3 car garage. Conventional loan.
