I just closed on a short sale representing the buyer for a condo in the Villages. From 4.14.10 to 9.3.10 we were under contract for a short sale unit and then the owner forced the deal to unravel. On 9.20.10 we placed an offer on another short sale unit and it just closed. The amount of patience and stamina the buyer exhibited is amazing. 11 months to buy a second home. It should not be this difficult and historically never has been.
I met a very nice Realtor at one of our lease listings last year. We swapped kid stories as we trailed her client looking around the home. Delivering Christmas CD's in Fireside I saw her name on a sign as the listing agent of a short sale. To my horror I saw that this home at 21618 N. 39th Terrace has an open bid of $439,765.55 at the trustee sale today. I called her and she has been on the phone with Fannie Mae all day Monday trying to get it stopped. You see it is pending in MLS - last priced at $400K. So we have a seller and buyer with a contract to buy and our government is going to foreclose and at that price the home will most certainly go back to the lender. Fannie did the same thing to a widower and his 4th grade son trying to short sale a home in Tramonto last year when I represented the buyers.
