We now have 14 active listings in Aviano. They range in price from $168 a sq ft to $250 a sq ft. $519K to $945K. And while it feels like it has been kind of sleepy this past summer, 40 homes have sold this year as of today. We did not get to 40 sales until October of 2012. I attribute this to more inventory. We had serious price appreciation going on in the first half of this year which has moderated to a degree. At one point last year there were 3 homes for sale in Aviano. We will never see 60 like we had 2.1.09 again. As we now start to head into more moderate temperatures, our inventory will begin to go under contract. There were 2 sales outside of MLS in July:
The Venado model at 3830 East Tracker Trail sold for $757K or $169 for each of the 4480 sq ft on 7.12.13. Buyer used conventional loan.
The Tercera model at 3681 East Adobe Drive sold for $600K or $140 for each of the 4295 sq ft. All cash sale on 7.11.13
The Velez model at 3704 East Robin Lane leased for $3200 a month unfurnished.
