Blog by Doug Ingersoll | July 28th, 2013

Recently we received a 12 page real estate newspaper in the mail. Looking through it I remembered the Wendys commercial with the old lady yelling "where's the beef"? All 'articles' point the reader to FREE special reports by going to a website or calling a pre-recorded hotline, etc.

Kathy and I were solicited a few years ago for the "Aviano Lifestyle" 4 page full bleed color newsletter. Trouble is these types of things are all written someplace else and we would get little space to actually put content in. So we do our own newsletter.

Hopefully a reader will get some mental nutritional value from it.

Don't get me wrong - I am as excited as they next guy about articles on upholstry, outdoor light fixtures, comforter selection and golf opportunities in Chandler. We have found that folks want high quality content in the most concise package possible. Time for people is gold. We won't waste yours.

The Solaria model at 21914 North 36th Way is now under contract. Priced at $589,900 or $207.64 for each of the 2841 sq ft, we should all hope they get full asking price and it appraises. A rising tide lifts all boats. Year to date both single level and 2 story homes have averaged $160 a sq ft in Aviano.

Here is a statistical analysis of Avianos current MLS lineup. As summer draws to a close calendarwise, our inventory should start to burn off.

The Viera model in building 6 in the Villages, unit 1076, sold for $302,500 using a conventional loan after 116 days on market. 1940 sq ft on 3 levels the entrance faces Deer Valley Road.
