Aviano Homes for Sale - Cash Flow
One of the topics discussed last week at the real estate meeting was real estate as a cash flow investment. The Solaria model at 22319 North Freemont Road is new to the market as a lease at $2650 a month. Unfurnished. No pictures, so can't tell if the cute little hibachi grill is still sitting in the middle of the backyard. This closed 11.2.11 for $350K cash as a short sale. But if you are looking for a decent return on your money it probably won't be found at the bank or even muni bonds. There are many folks that are parking it in real estate. Even if the cah flow is the same as a low risk bank note now, at some point a Solaria will resell for much more than $350K. Add in that gain and you likely will have a fairly robust return on investment.

The short sale Borrego at 22028 North 36th Terrace just closed for $410K. Conventional loan and it comes to $131 a sq ft. Not bad for a 2 story home. 3130 sq ft with 5/3.5 and a 3 car tandem garage. Congratulations to our new neighbors!
This article from Catherine Reagor "Real Estate Agents Ask Lenders Key Questions" has an instructive quote. "Agents are taking listings for homeowners who are only upside down. You can't make lenders solely responsible for unapprovable deals. Homeowners have to show hardship." How about that. While it is true that there has been a recent increase in short sale completions, they have to be for hardship reasons. Just being upside down is not a hardship so your buyers agent needs to dig and find out what is the reason for the sale. If you park your clients behind a short sale that has low probability of success then you are just wasting everyones time.
