Aviano Homes for Sale - Inventory
The lease on the Cerreto model in the Villages, unit 1017 in building 2, just closed for $1500 a month unfurnished.
The short sale listing of the Tercera model at 3707 East Crest Lane just went pending. The listing said there were multiple offers. There are now eight homes listed as active in mls in Aviano. 7 more are AWC status so they have contracts but have not cleared all the contingencies. 8 more are pending and should have a short ride to close of escrow land. These numbers have been very steady for the last year and I do not expect them to change anytime soon.
What will be interesting is what happens when Pulte Del Webb has no more lots to sell which may happen in the early 3rd quarter 2012. There might be a few left at DR Hortons Cielo project at 40th Street and Pinnacle Peak Road. At that point there will be no more new contruction available in Desert Ridge. Demand has not changed. That can only mean good things for home values.
From Lawrence Yun, Chief Economist at the National Association of Realtors comes this: "Rent’s Upward Ride: Could Prices Follow?" Numbers and hope. Let's hope he is right.
Anemic job and economic growth, traditional holiday slowdown till historically March/April, tons of conflicting media reports all add up to an environment where folks aren't going to do anything right now. Nobody knows what is going to happen.
I was not going to include this article until I read the last paragraph. The country needs to create 125,000 jobs a month just to keep up with poulation growth? Wow. Check it out here: "October home sales rose 1.4 percent but still weak"
