Aviano Homes for Sale - Lender Owned
The bank owned La Bella model at 22502 North 37th Run just went to pending status. Priced at $410K for 3539 sq ft, 4/3 with a 3 car garage. I had some folks that were interested in this home. Their friends who live in Aviano suggested to them to offer below asking price. A year and a half ago that may have worked but with such low inventory you have to go at least at asking if not more. The other thing with bank owned homes is to make a clean offer - don't ask for closing costs unless the seller is Fannie or Freddie (government agencies who offer to pay closing costs as a rule - imagine a part of the government offering to give money away - a shocker!). There were multiple offers on this property, all of which were countered back for highest and best. Will the sale price be $410K? Time will tell but I'd say highly unlikely. Average sold price for 2 story homes in Aviano is around $120 a sq ft which brings this home to $424,680. I do think that lender owned properties have a tendency to price low to generate interest, get buyers emotionally tied to the home then play all offers against each other to drive up the price. There are currently 5 homes with AWC-C status meaning the sale is contingent on the sale of the buyers property. Not sure why sellers would need to accept this but whatever.
6 homes are currently AWC-I or "The seller provides the Listing Agent with written instructions to actively market the property to obtain additional offers. This is always a good idea.
There are 11 pending listings in Aviano. This generally means all contingencies have been removed. Should be a short ride to close of escrow land.
