Aviano Homes for Sale - Pending and Sold

65 sales in Aviano through 9.30.11 which averages 7 per month. At that rate we will end up with 85 sales this year. 2010 had 86 and 2009 had 87. YTD we are averaging $122 a sq ft for 2 story solds and $138 a sq ft for single level homes. Those numbers will rise next year. See the spreadsheet under the "Aviano" tab then "spreadsheets". Every sale going back to the beginning in 2004 is there.

This Wednesday is the next real estate meeting. 6:30 PM at the Aviano community center. It is free, casual and lasts an hour. Really, anything you want to know or have questions about related to real estate is fair game. Bring your laptop and we will surf through the info.

The San Mateo model at 23021 North 39th Way came on the market at 9:03 PM 9.29.11 and was listed as a short sale with a contract already submitted to the lender. At 9:13 AM on 9.30.11 it was changed to pending status. I wish some of the short sales I have been involved with moved that fast! All fingers crossed they get it done. Priced at $530K with 3402 sq ft and 5/4.5/pool and 3 car split garage. Built in 2004 it backs to the east and a wide wash - front faces directly west. The lender owned Montoro model at 22016 N. 36th Street just closed for $374K or $142 a sq ft. Smaller homes generally have higher sold prices per sq ft. Built in 2007 this home has the wall separating the family room from the formal living room removed. A genius change. The Montoro a few doors to the north at 22110 North 36th Street has the same modification. In the Cassia Collection the other great option was to extend the back of the Solaria model out an extra 2 feet. The impact is huge and well worth the additional cost Toll Brothers charged. 2625 sq ft with 3/2.5/pool and 2 car garage. Sold by Toll for 648K on 6.29.07, trustee sale opening bid was $380K which no one paid so it went back to lender. Congratulations to our new neighbors.
