Aviano homes for Sale - Trends and Listings

An appraisor showed Kathy a neat little trick in MLS to get a report they use to prepare their reports. Click HERE for the report on Aviano. Disregard the stuff on top and look at the information below where it says Fannie Mae Statistics. 7-12 months ago Aviano was on fire with 37 completed sales. March 5th to June 4th only 13 sold and June 5th to September 5th only 13 sold so the market reverted back to 'normalcy' in the last six months - also usually the slower months historically. The total number of active listings is up which drives down the absorption rate. This also increases months of housing supply.

While this report may show a cooling market for the last 6 months, look for activity to pick up as the temps moderate. Resales are it since there is no new construction. Homes priced resonably or even on the upper end of reasonableness will get activity. I still think $200+ per sq foot is a year or more off and only for the most upgraded and well located homes.

All that and a bag of chips. And a back rub to boot. The expanded San Mateo model at 3713 East Bryce Lane is priced at $875K or $174.76 for each of the 5007 sq ft. It has a basement and the floorplan down there is very conducive to a home theater. Cottonwood Collection so a 12,166 sq ft lot. 5 bedrooms, 4.5 baths, pool and 3 car split garage. Upgrades out the wazoo. Any home that has a basement automatically got fire sprinklers throughout the home. A pony wall to the formal dining room and the wall separating the family room from formal living room was removed making for a very open feel. This home has doors that were a $17K option for our house. Nice finishes throughout and more Viking appliances in the kitchen than most folks will ever use. Upgraded finishes everywhere you look. Even the plantation shutters have 2 sections so you can keep the top section open and close the bottom portion. Won't last long. Really nice house. Let me know if you would like to see it.
