Aviano Homes for Sale - What's Left?
The first real estate meeting of the year will be Wednesday at 6:30 PM at the Aviano community center. I'll bring the laptop and you bring yours and we will take a look at whatever area you would like in MLS. Highly informal, casual, really comfy chairs and lasts an hour or less. It really is a meeting structured by the participants. Free and devoid of slimy Realtor come ons and gimmiks.
The meetings are on the first Wednesday of each month. Here are the dates:
1.4, 2.1, 3.7, 4.4, 5.2, 6.6, 8.1, 9.5, 10.3, 11.7, and 12.5. No July meeting as that falls on the big Aviano Fireworks Show scheduled for 7.4.12.

Don't look now but there are only seven homes for sale in Aviano. The average list price comes to $169 a sq ft. However, if you back out the three that have been on the market for more than 60 days, that number drops to $147. Lets take a look at those four:
The normal sale Brezza at 3752 East Donald Drive listed at $449K or $133 a sq ft.
The normal sale Blanca at 3813 East Patrick Lane listed for $465K or $145 a sq ft.
The normal sale Mirasol at 22807 North 38th Way listed for $495K or $139 a sq ft.
All three of these are two story homes. Last year the average sale price for two story homes was $122 but with almost no inventory available we may be seeing signs of improvement.
The other home for sale - less than 60 days on market - is the Escalante model at 3517 East Hashknife Road listed for $649,900 or $169 a sq ft. This is a normal sale and the current owners put a ton of upgrades into this home from the last time it was on the market. Last year single story homes averaged a sold price of $136 a sq ft. We should all hope that these four homes get every penny of asking price.
