What a circus it was going through the 2010 solds to ensure all had closed; more than one was not even close to agreement per the supposed buyers agent. Sadly, Realtors that do not know the neighborhood thoroughly will just run the numbers and take the bad information in MLS at face value.

Another sale in MLS yesterday that did not yet change in the tax records. The short sale Velez at 22503 North 39th Terrace was changed to sold in MLS for $407K. This comes to $107 for each of the 3795 sq ft. This is a textbook example of how distressed properties are preventing home sale prices from rising. This corner lot home looks across the street to a very nice pocket park right across the wash from the big park/Boys & Girls Club. Not many upgrades to speak of with 4 bedrooms, 3.5 baths and a 3 car garage. Velez models are great family homes with a big play area in the middle of the second floor. The master is off to one end and the 3 kids bedrooms off to the other side. All fingers crossed this one is a done deal as well.
