Aviano Homes Under Contract / For Lease

Aviano has a new HOA management company called CCMC. Rossmar & Graham used to charge $375 for a sale in Aviano as a "resale disclosure statement fee". CCMC now calls this a "transfer fee and disclosure" and charges $295. Rossmar still does charge $375 for the Desert Ridge HOA residential resales. Aviano has 2 HOA's - Desert Ridge manged by Rossmar and Aviano managed by CCMC. I just got a letter from CCMC that the Board will not be raising assesments for 2011 so residents will pay $166 a month for the Aviano HOA and $187 twice yearly for the Desert Ridge HOA. Cheap for what you get. There is a one time $600 working capital fee that buyers in Aviano pay.

The charming normal sale Solaria went under contract yesterday and is now AWC-I. Last priced at $425K it has 2790 sq ft with 3 bedrooms, 3.5 baths and a 2 car garage. 3941 East Herrera Drive.

The short sale Mirasol at 22104 N. 36th Way went under contract as well yesterday. Last priced at $440K, it is a bargain based on 4431 sq ft or $99 a sq ft. Time will tell what the final sale price may be. 5 bedrooms (counting the front room on the first floor), 3.5 baths and a 3 car tandem garage. Bonus room over the living/dining room and the master bedroom was expanded. Nice views from the master bedroom to the West.

And because I like to share, I an linking to it HERE. At some point we will have a rise in inflation which will trigger higher interest rates. I have always said that it is not so much what you pay for something; it is the cost of the money if you are financing. Check it out.
