Now priced at $500K or $139 for each of the 3590 sq ft. 2 story homes ended 2010 with an average price per sq ft of $119. The last 3 Blanca models to sell were:
3814 E. Herrera Drive was bank owned and sold for $451K on 6.16.10.
22813 N. 39th Run was a short sale and sold for $440K on 7.8.10.
3663 E. Louise Drive was a normal sale and sold for $475K on 5.28.10.
None of these had a pool, one backed to Deer Valley Road and one backed to 40th Street. Backing to a wash with a resort style heated pool, built-in gas bbq and separate fireplace helps as does the balcony off the master bedroom.

That leaves 7 active listings in Aviano priced from $370,100 to $1,595,000. The Montoro model at 3823 East Crest Lane (Map) has a Trustee sale scheduled for today with an opening bid of $331,200. The price in MLS of $370,100 is an approved price from the bank/investor. So the options for this home are to go back the bank if no one bids on it or be sold to a third party. After today there will only be 6 listings in Aviano if nothing else new comes on MLS. I'll let you know what this home goes for.
